The Little Cornie Bayou Tract (#03019-03622) is a +/- 120-acre tract of timberland located in southern Union County about eight miles southwest of El Dorado, AR near the community of Wesson (North 33.115741°, West 92.742492°). The topography is well-drained along the eastern and western edges of the property and slopes downards towards the center; Little Cornie Bayou, a perrenial stream, runs for about 500 yards through the property in a southerly direction. Access to the northwest corner of the property is available via a gravel woodsroad that runs east for a half-mile from the end of Zoe Lane, a paved residential road. A transmission power line right-of-way runs for about a quarter-mile through the western portion of the property creating some fantastic wildlife edge. About 38 acres in the western portion of the tract were planted with pine in 2013. The majority of the property features a mature stand of hardwood within Little Cornie creek bottom. According to the USDA NRCS web soil survey, the soils consist of an assortment of silt-loams along with Sacul-Sawyer Complex that give the tract an excellent weighted average site index of 90 feet for Loblolly Pine (base age 50). A timber inventory estimate of the natural hardwood stands was conducted during July of 2020 and is available upon request.
