The Millville Tract (#03019-03506) is a +/- 69-acre parcel of timberland located in northeastern Ouachita county roughly 13 miles northeast of Camden, AR and just 2.5 miles southwest of Bearden, AR (North 33.70767°, West 92.661551°). The topography is hilly and well drained with an intermittent creek running along the southeaster corner. Access is excellent with US Hwy 79 N running along the northwestern edge and with two Ouachita county roads along the southern line. Some utilities are available along these public roads to allow for home/camp site potential within the Bearden School District. Over half of the property, roughly 36 acres, was cleared and planted in 2018 with loblolly pine; nearly 15 acres of loblolly pine were established in 2002 and recently first-thinned. A transmission line right-of-way crosses the center of the tract and another smaller power line crosses the southeastern portion. Only a small portion of natural pine timber remain along the western portion of the property. A small half-acre pond exists in the center of the property. A camping area with utilities lies on the southwestern corner (personal property does NOT convey). According to the USDA NRCS web soil survey, the soil composition of the property contains an assortment of fine sandy loams, which give the tract a weighted average site index of 88.5 feet for Loblolly Pine (base age 50).
