The Long Lake Tract (#03019-004142) is a +/- 80 acre parcel of timberland located in northern Ouachita County, about eleven miles north of Camden, AR and seven miles northwest of the Harmony Grove-Camden community. Access to the property is excellent via Ouachita Road #30, a gravel county road, running southwesterly from Arkansas Highway #7 for over a mile. An old camp house once existed decades ago on the land, but no utilities are known to be active around the property. About 67 acres of land were planted with Loblolly Pine in 2014 and have not been first-thinned yet. Tulip Creek, a perennial stream, runs along the western portion of the property while nearly four acres of “Long Lake” form along the eastern portion. The sellers have historically used a gravel woodsroad leading to a private boat ramp on the side of this oxbow lake to offering great access for fishing. These waterways generate wildlife habitat roughly eleven acres in size of bottomland hardwood. The topography is generally flat to gently sloping. The boundaries are well established with red paint. According to the USDA Web Soil Survey, the land is based upon an assortment of sandy loam soils, which give the soil a weighted average site index of 87.4 feet (base age 50 years) for Loblolly Pine; additionally, that same soil site index gives a weighted average rating of 6.2 AUM for non-irrigated Bahiagrass.
